Blue Granite Title (BGT) searches
residential titles back forty years, based upon the
forty-year lapse statute. [See South Carolina Code Annotated
§ 15-3-380.] An abstract of title, according to
Black’s Law Dictionary, is “a concise statement…summarizing
the history of a piece of land, including all conveyances,
interests, liens, and encumbrances that affect title
to the property.”
BGT personnel detail all those
items that affect title and deliver a formatted, detailed
report of our findings. This report shows the current
estate and owner, with all outstanding encumbrances.
Our title examinations determine those instruments that
create current liens, easements, or other encumbrances
of title, including open mortgages, mechanics liens,
federal and state tax liens, judgments, lis pendens,
U.C.C. liens, restrictions, easements, plats, open estates
and property tax information.
